Advocate Outpatient Collaborative
Advocate Health had a strategic plan to enhance outpatient care across the Chicago area by establishing 50 outpatient centers within 10 years. The goal was to improve healthcare accessibility for the community. In 2014, they formed a collaborative design and construction team under the Integrated Lean Project Delivery arrangement, which included Boldt, HDR, IMEG, and essential trade partners.
Key outcomes of the partnership have included:
- 8% average cost savings across the entire program
- Five projects achieved > 20% cost savings
- 21.9% prefabrication spend, beating a target goal of 14.7%
- 100% compliance with Advocate’s Healthy Spaces Roadmap for sustainable design and construction
- 0.43% avoidable change orders, beating a target goal of 1.6%
- 19% XBE participation, beating a target goal of 14.7%
- Primary care visit times reduced from more than one hour to 36 minutes on average
- >90% patient satisfaction scores 21% of projects were adaptive

Advocate Medical Group (now Advocate Health) – Immediate Care Center – Sequoia
- The project had a goal of 10% (minimum) MBE participation.
- The client has their own “healthy space road map,” which sets sustainability standards for project, similar to those required for LEED Certification.
- A rammed aggregate pier solution was developed by the team to account for soil bearing challenges.
Advocate Medical Group (now Advocate Health) – Lake Villa Outpatient Center
- 90% of the clinic was modularized and prefabricated off-site, reducing the overall schedules by two full months.
- A total of 29 modular room pods, 43 roof pods and 18 multi-trade racks were created and installed.
- The project was delivered using an IPD delivery method with an IFOA contract.
Advocate Medical Group (now Advocate Health) – Condell MOB & Ambulatory Facility
- The Care 360 Integrated Ambulatory Care Model provides guidance for development of outpatient clinics throughout the Advocate system.
- The facility includes a small gallery space that features the work of local artists and students as part of a move to connect health services with the local community.
- The AOC IPD team has delivered more than 26 projects since its formation.
Advocate Medical Group (now Advocate Health) – Dreyer Naperville MOB Outpatient Center
- Remodeled an existing grocery store
- Added 30,000+ SF and 42 exam rooms
- The project was delivered using an ILPD delivery method with an IFOA contract.
Advocate Medical Group (now Advocate Health) – Lakeview Outpatient Center
- Despite facing challenges presented by the building’s age and poor condition stemming from numerous renovations since its construction in the 1960s, using the collaborative ILPD model, the project was delivered on schedule and at 8% under the allowable costs.
- Prefabricated elements were used throughout the interior of the building to accelerate the construction schedule.
- The AOC IPD team has delivered more than 26 projects since its formation.
Advocate Medical Group (now Advocate Health) – Oak Lawn Primary Care
- Almost all (60) examination rooms were prefabricated off-site, then delivery – full furnished – and installed on site.
- Construction was competed nearly four weeks ahead of schedule, thanks to coordinated production planning.
- The ILPD team saved nearly 5% of the total project value, on top of an initial 5% reduction on the target cost.
Innovative Construction at Advocate Outpatient Facility
The Advocate Outpatient Collaborative team utilized prefabricated modular units to construct examination rooms, support spaces, and offices in Naperville, Illinois. This project is one of numerous sites where teams from various companies united under the Integrated Lean Project Delivery (ILPD) method.
